About the Role This role is primarily grounded in portfolio management - lease renewals, rent reviews, make-good negotiations, budget management, and day-to-day oversight of property portfolios managed by TwentyTwo on an outsourced basis. Alongside this, you'll contribute to advisory and transactional engagements: developing client briefs, facilitating market searches, conducting stay/go assessments, evaluating options and commercial terms, negotiating new leases and development agreements, and managing due diligence workstreams. The two areas blur in practice. A portfolio management relationship often creates an advisory opportunity, and advisory work frequently requires the same commercial rigour as day-to-day portfolio oversight. Day to day you'll: Work directly with senior consultants on live client engagements Own and progress workstreams with genuine support behind you Build client relationships across New Zealand's public and private sectors Develop commercial and analytical skills faster than you would in a larger firm About You You're genuinely interested in property, and the difference good advice makes. You're curious, future-focused, and know when detail matters and when to cut through it. You're comfortable working with incomplete information - you can sort what's important, reach a clear position, and move forward with confidence. You're a self-starter with strong interpersonal skills. You engage well with diverse stakeholders and can work independently. You communicate clearly - in writing, in presentations, and in the room with clients. Clients and priorities shift. You shift with them. You are one to three years into your property career with an appetite to advance your property skills and knowledge to the next level. You know the fastest way to do that is working directly alongside people who've solved these problems before. You're motivated by the difference good property decisions make to organisations, workforces, and communities. A property or related tertiary qualification is preferred.
