About the Role
Insight Holdings is seeking a full-time Leasing Specialist to own the entire leasing funnel - from listing and lead generation to tours, closing, and tenant onboarding.
This is not a traditional leasing role.
You will be responsible for both execution and optimization:
- Filling units quickly with high-quality tenants
- Continuously improving how we market, position, and lease properties
The role is structured around Cleveland’s seasonal rental cycles, combining high-intensity leasing periods with off-season system building.
Responsibilities
Leasing & Conversions (Peak Season Focus)
- Manage inbound demand across all platforms
- Respond quickly to inquiries and qualify leads
- Conduct property tours
- Follow up and close deals efficiently
- Manage applications, approvals, and lease execution
- Minimize vacancy time across the portfolio
Listing & Positioning
- Create and continuously improve listings
- Write compelling, lifestyle-driven property descriptions
- Ensure high-quality photos and video walkthroughs
- Position each property based on its target audience
- Highlight location advantages and nearby amenities
Distribution & Lead Generation
- Publish listings across major platforms (Zillow, Apartments.com, etc.)
- Leverage Facebook Marketplace and local groups
- Support social media efforts, including short-form video and property showcases
- Assist with running and optimizing paid campaigns when needed
Speed & Tenant Experience
- Maintain fast response times to all inquiries
- Coordinate scheduling and tours efficiently
- Deliver a smooth application and move-in process
- Provide a professional, responsive experience for every prospect
Off-Season System Building (~4 Months/Year)
During slower leasing periods, focus shifts from closing to building systems and improving performance:
- Create content (property videos, social media assets, listing improvements)
- Analyze leasing performance and identify gaps
- Improve templates, messaging, and workflows
- Organize and maintain leasing data and pipeline
- Prepare listings and campaigns ahead of peak season
- Support back-office and operational tasks
What Success Looks Like
- Properties leased quickly with minimal vacancy
- Strong conversion rates from inquiry to signed lease
- High-quality, consistent listings across all platforms
- A repeatable leasing process that improves over time
- Faster ramp-up and stronger performance each peak season
Qualifications
- Experience in leasing, real estate, or sales preferred
- Strong communication and closing skills
- Highly organized and detail-oriented
- Comfortable with digital tools and listing platforms
- Self-starter with a strong sense of ownership
- Ability to operate in both fast-paced and structured environments
Compensation
- Base salary (year-round) $35K
- Commission during peak leasing periods Up to an additional $30k+
- Performance-based incentives
