About Otago Flats Otago Flats is a family-owned residential property management company based in Dunedin. We do things a little differently from traditional property managers. We keep our portfolios smaller so we can provide attentive, hands-on service, and we take pride in going the extra mile for both our owners and tenants. We are a close-knit, supportive team who genuinely care about the little details, strong communication, and maintaining high standards across every property we manage. The team is largely made up of working mums who value flexibility, autonomy, and strong teamwork. Due to continued growth and an increasing portfolio, we are looking for an experienced property manager to join us. About the role This is a permanent contractor role suited to an experienced property manager who enjoys autonomy, flexibility, and managing their own workload while still being part of a collaborative and supportive team. The role can cater someone wanting between 25-40 hours per week (we will allocate portfolio numbers to suit your desired hours of work). While much of the work can be structured around school hours and your other commitments. Property managers are expected to remain reasonably available for emails, calls, and urgent matters through until approximately 5pm, with occasional after-hours or weekend coordination required for urgent maintenance situations. This role would suit someone who is self-motivated, highly organised, and confident managing a portfolio independently. Responsibilities include, but are not limited to: - Managing a residential property portfolio - Leasing properties - Coordinating maintenance and repairs - Communicating with tenants and owners - Managing rental arrears - Routine inspections - General administration using: - PropertyMe (Property Management Software) - Google Docs and Sheets - Dropbox - DocuSign - Our inspection approach Our routine inspections are a little unique. We don’t just inspect - we also spend time carrying out practical cleaning and maintenance tasks to help keep properties in excellent condition. This can include things like: - Clearing shower and sink drains - Cleaning appliance filters - Wiping marks and mould - Smoke alarm checks - Small preventative maintenance tasks We believe these small details make a significant difference to both tenant satisfaction and long-term property presentation. Important seasonal requirement Our busiest period is during the student changeover in December and January. Availability throughout this period is essential. About you We’re looking for someone who is: - Experienced in residential property management - Warm, positive, and great with people - Highly organised and proactive - Able to confidently juggle multiple priorities - Comfortable working independently - Practical and happy to assist with hands-on inspection-related tasks - Confident using technology and property management systems You will also need: - A full driver licence - Your own reliable vehicle - Strong computer skills - Experience using systems such as PropertyMe, Google Workspace, email, Dropbox, and DocuSign Why join Otago Flats?
