Position Title: Lot Acquisition Specialist

Location: Nashville, TN (Remote/Hybrid Possible)

Employment Type: Independent Contractor (1099)

Compensation: Commission-based: $5,000 per closed acquisition (paid at closing). Ramp-up stipend of $2,000/month for the first 3 months during training. Projected earnings: $10,000–$20,000/month at target volume (2–4 acquisitions/month initially, scaling with company growth). No base salary—pure performance-driven.

Company Overview: City Core, LLC is a leading urban infill developer building high-quality, middle-market single-family homes in established neighborhoods. We acquire scattered urban lots to revitalize aging housing stock with modern, efficient homes priced $700k–$1.5M.

Job Summary: We're seeking a driven Lot Acquisition Specialist to support our team in sourcing and qualifying urban infill lots in Nashville. This is a high-impact, commission-only role focused on deal flow—using data tools, networks, and creative outreach to identify properties meeting our criteria. You'll be trained to advance deals to the approval stage. Ideal for a results-oriented individual (agent license preferred) who thrives on hunting opportunities and scaling fast.

Key Responsibilities:

  • Conduct market research using platforms like Zonda to analyze acquisition economics, identify hot neighborhoods, and target lots (e.g., RS-3 zoned, 5,000–10,000 sq ft, $200k–$400k price range).
  • Source leads through diverse channels: current sales agents, wholesalers, direct-to-seller outreach (e.g., cold calls, door-knocking), social media campaigns (e.g., targeted ads on Facebook/LinkedIn), off-market MLS, probate/foreclosure lists, or other innovative methods.
  • Qualify and negotiate initial terms on potential lots, preparing deals to LOI stage with economic analysis (e.g., ARV, build costs, EBITDA hurdles).
  • Maintain a pipeline of 10+ qualified leads/week; track progress in CRM (e.g., Pipedrive) for seamless handoff .
  • Collaborate on scaling acquisitions to support units/year, starting with 2–4 lots/month.

Qualifications:

  • Experience in real estate sourcing, wholesaling, sales, or related (agent license a plus but not required).
  • Strong analytical skills for deal economics; familiarity with tools like Zonda, MLS, or CRM preferred.
  • Proven track record of generating leads through networks, digital marketing, and direct outreach.
  • Self-motivated with a hunter mentality—comfortable with commission-only pay and scaling volume.
  • Knowledge of Nashville urban markets (e.g., East Nashville, The Nations) a plus.
